Unvented Cylinders in Sidcup & Bexley
Sidcup and the wider Bexley area is dominated by 1930s semis and inter-war family housing across Blackfen, Lamorbey, Foots Cray and New Eltham — the kind of property that has very often had a loft conversion, a second bathroom or an extension added. That is exactly the point at which the old vented tank in the loft gets removed and an unvented cylinder goes in.
A lot of those installations are now ten to twenty years old, and some have never had the annual service the manufacturer expects. The expansion vessel is usually the first thing to go.

Cylinders give plenty of notice before they cause real trouble. Here is what that notice usually looks like.
Rusty or discoloured hot water
Worth investigating quickly. On an indirect cylinder it can point at the coil; elsewhere it may be pipework rather than the vessel.
The pressure gauge keeps falling
Topping up regularly is not normal. Water is escaping somewhere, and each top-up brings in oxygenated water that corrodes from the inside.
Banging, knocking or kettling
Noise from the cylinder or pipework usually means scale, trapped air, or a valve operating when it should not be.
Hot pressure down, cold still fine
That specific pattern points at restriction between the mains and the cylinder — usually a silted strainer in the inlet control group.
Reduced flow at every hot outlet at once
Points at the cylinder or its controls rather than an individual tap, and is usually the pressure reducing valve or the strainer.
What It Costs
Servicing a cylinder and an air source heat pump in the same visit is £270 instead of £170 and £140 separately. That is £40 saved, and it makes sense because one heats the water the other stores.
A full G3 annual service is £140 with no VAT — I am not VAT-registered, so that is the whole price rather than a figure with twenty percent waiting behind it.
Repairs are quoted separately at a fixed price agreed before I start — typically a combination valve, an expansion relief valve, a T&P valve, or re-priming a vessel. None are expensive jobs.
