Why Sevenoaks Homes Run on Unvented Cylinders
Sevenoaks has exactly the housing that needs unvented hot water: large family homes across TN13 and TN14, substantial period properties around the town and Riverhead, and the village housing in Otford, Kemsing, Seal and Dunton Green. Three or four bathrooms all wanting mains-pressure hot water at the same time is precisely the problem an unvented cylinder exists to solve.
But an unvented cylinder is a pressurised vessel. Its safety devices are what stand between normal operation and a genuinely dangerous failure, and Building Regulations require whoever works on one over 15 litres to be competent, and G3 is the recognised route to demonstrating that. Always ask to see the certificate.
Water discharging from the tundish
A safety valve is passing. Usually an expansion vessel that has lost its charge or was never commissioned to suit the property — I have found vessels still at their factory precharge from the year they were made.
Hot water pressure dropped but cold is fine
Almost always the strainer in the inlet control group, filling with debris from the mains. Straightforward to clean once you know where to look.
Non-compliant discharge pipework
Two 15mm relief valve discharges combined into a single 15mm manifold does not comply with Approved Document G3. It matters — in a real over-pressure event the pipework must carry the discharge safely away.
Buying or selling in Sevenoaks

Cylinders give plenty of notice before they cause real trouble. Here is what that notice usually looks like.
Water in the tundish
Even an occasional drip after the cylinder heats means a safety valve has operated. It is the clearest warning you get and the one most often ignored.
The immersion trips the electrics
A failing immersion element or thermostat. Straightforward to replace, but do not keep resetting it and hoping.
Hot pressure down, cold still fine
That specific pattern points at restriction between the mains and the cylinder — usually a silted strainer in the inlet control group.
Rusty or discoloured hot water
Worth investigating quickly. On an indirect cylinder it can point at the coil; elsewhere it may be pipework rather than the vessel.
Banging, knocking or kettling
Noise from the cylinder or pipework usually means scale, trapped air, or a valve operating when it should not be.
What It Costs
Servicing a cylinder and an air source heat pump in the same visit is £270 instead of £170 and £140 separately. That is £40 saved, and it makes sense because one heats the water the other stores.
A full G3 annual service is £140 with no VAT — I am not VAT-registered, so that is the whole price rather than a figure with twenty percent waiting behind it.
What I will not do is quote for a replacement cylinder before measuring your incoming mains pressure and checking the expansion vessel charge. A lot of cylinders get replaced when a valve would have fixed them.
