Unvented Cylinders in Orpington
I live in Orpington and I work in Orpington. That is not a marketing line — it genuinely changes what I can offer. When a cylinder fails and a family has no hot water, the difference between an engineer five minutes away and a firm coming out from central London is the difference between today and next week.
Orpington and the surrounding villages are full of the housing that runs on unvented cylinders — the family homes across Crofton, Farnborough and Green Street Green, the larger properties in Chelsfield and Downe, and the 1930s stock across Petts Wood and St Mary Cray that has been extended and converted over the years.

Never-commissioned expansion vessels
A common fault I find. A vessel left at its factory precharge, never commissioned in line with the manufacturer's instructions, will push water out through the tundish on every heating cycle.

Cylinders give plenty of notice before they cause real trouble. Here is what that notice usually looks like.
Banging, knocking or kettling
Noise from the cylinder or pipework usually means scale, trapped air, or a valve operating when it should not be.
Visible corrosion or damp around the base
Sometimes condensation, sometimes a genuine weep. Either way it wants identifying before it marks a floor or a ceiling below.
The pressure gauge keeps falling
Topping up regularly is not normal. Water is escaping somewhere, and each top-up brings in oxygenated water that corrodes from the inside.
The immersion trips the electrics
A failing immersion element or thermostat. Straightforward to replace, but do not keep resetting it and hoping.
Hot water runs out sooner than it did
Often a failing immersion, a scaled coil, or a thermostat that has drifted out of calibration. All repairable, all cheaper caught early.
Prices and What Affects Them
What I will not do is quote for a replacement cylinder before measuring your incoming mains pressure and checking the expansion vessel charge. A lot of cylinders get replaced when a valve would have fixed them.
A full G3 annual service is £140 with no VAT — I am not VAT-registered, so that is the whole price rather than a figure with twenty percent waiting behind it.
Repairs are quoted separately at a fixed price agreed before I start — typically a combination valve, an expansion relief valve, a T&P valve, or re-priming a vessel. None are expensive jobs.
